Since its inception, KOGAA has been striving for a different approach to architectural practice that would initiate change in the construction industry. Projects such as The Distillery, DADA Distrikt and KUMST are examples of how formerly underused buildings have been redeveloped to reflect people’s real needs. The studio has come up with multiple solutions for the reuse of the functionalist gem in Brno, the Urban Spa by Bohuslav Fuchs.

 

Changing the use of a functionalist building is very problematic and the number of dilapidated buildings of this character is increasing. Since functionalism is a mode of architectural design in which form materializes the function of a building, the solution may be to retain the original function of the building and adapt it to the requirements of today, or to explore new uses that will bring the building back to life. In 2022, our architectural studio developed an initial proposal for the reuse of the public spa building, which is now limited by seasonal traffic and dilapidated condition.

 

Built in 1932, it covers an area of 23,000 m² and has an impressive entrance hall with a multi-staircase and a conservatory. Historically, it contained steam and hot air baths, hot and cold pools and areas for services and a restaurant. It is only recently, with the start of the redevelopment of an old industrial areal called Nová Zbrojovka which was formerly used to manufacture weapons. The interest in the site where the spa is located has increased and thus interest in its reactivation.

 

“Once More an Urban Spa” is KOGAA’s first strategy to respond to the option of retaining the original function, by maintaining and adapting it.

On one hand, a sensitive renovation preserves the spa’s uniqueness in its functionalist heritage. On the other hand, it adapts it to a new type of urban spa, appropriate to today’s market, lifestyle and energy and operational requirements.

 

The design was developed in 2022 following a request from a private investor. However, the historical value and interesting location of the building attracted various parties, leading to a loop of discussions without decisions. Finally, the spa remained in the ownership of the city and we can only hope that it does not become another single-purpose static museum, as is often the case with historic buildings.

 

The future of our functionalist spa, which seems to be more of a “once upon a time a urban spa”, is still unclear. In our eyes, this building is an important jewel of Brno architecture that is worth giving a second chance, whether it is to retain its original function or to transform it into a new one.
